Our Story
In 2020, our founder Ryan Nolen purchased a homestead for his family—only to be flooded with lowball offers from investors. Curious about selling but committed to getting a fair deal, Ryan realized just how broken the process felt for landowners. That experience sparked a mission: to build a land investment company that treats sellers with respect, transparency, and fairness. In 2023, he launched his first land business, and after a year of valuable lessons, Live Oak Land Co. was formed in 2024 to bring that vision to life and put landowners first.
